Thanks, Lee for clarifying that existing certificates are valid for 5 years. As landlords of several older buildings we have always done checks every 5 years and have a good idea of what work is needed year by year. However our biggest problem is shared flats where it is difficult to have the flat empty if major work such as rewiring ceiling lights with earth conductors is needed, or stripping out TRS cable embedded in walls. Actually most of these are OK if in good condition and we've been replacing consumer units with amendment 3 ones and RCBOs which is quite easy to do without disruption to the tenants, and improves the system for the tenant, so all in all I don't forsee any problems as long as the existing regs are not suddenly changed to disallow millions of existing installations from being OK!
